This is the year to realize your dream of San Diego condo ownership

Developers are beginning to offer buyer incentives for the first time in years. Some San Diego condo conversions are offering to pay closing costs, while others are willing to pay home owner association (HOA) fees for up to a year, and in some cases, longer.

This new direction of affordability and incentives is a welcome sign for first time San Diego condo buyers, and will spur additional sales during the year.

San Diego Condos make living affordable

Potential home buyers, unable to afford the median price of $500,000 for a single detached home, can now shop for a condo within a budget of $300,000 or less, depending on location. Condo conversions are the last stronghold of affordable housing in San Diego.

The City of San Diego, the region's economic hub, continues to be very popular, with a steady upward growth in population, which now has reached just over 1,300,000 people. The first reason for this popularity is San Diego's climate: an average yearly temperature of 72 degrees, with mild winters, pleasant summers, and an abundance of sunshine (70% of the time) and light rainfall (only about 65 days per year). Other major reasons include San Diegos majestic ocean beaches and wide range of natural beauty which are found here.

This popularity also brings good investment opportunities in San Diego condos, yielding above normal return in the long run as the population expands and demand continues to rise. Bottom line: 2006 is the year in which to buy your new San Diego condo - to live in or as an investment vehicle.
